In planning policy, land is often categorized based on its prior use and state. Two key terms in this context are **brownfield land** and **greenfield land**. This response will outline the distinctions between them.
### Brownfield Land
**Brownfield land** refers to land that has been previously developed, typically for industrial or commercial purposes. It may be contaminated due to past activities.
Key characteristics and considerations:
- **Prior use:** Brownfield sites have a history of development, such as factories, warehouses, or former industrial sites.
- **Contamination:** These sites may have soil or water contamination, which requires remediation before redevelopment.
- **Location:** Often located in urban areas, close to existing infrastructure.
- **Planning policy:** Planning policies often favor the redevelopment of brownfield sites to promote sustainable development by reusing existing land and infrastructure.
### Greenfield Land
**Greenfield land** is land that has not been previously developed. It is typically agricultural land or undeveloped natural areas.
Key characteristics and considerations:
- **Prior use:** Greenfield sites have not been built on before.
- **Environment:** They often have natural habitats and may be important for biodiversity.
- **Location:** Commonly found on the outskirts of urban areas or in rural locations.
- **Planning policy:** Development on greenfield sites can be controversial due to its impact on the environment, landscape, and contribution to urban sprawl. Planning policies often aim to protect greenfield land from development.
### Greyfield Land
**Greyfield land** is a term less commonly used. It typically refers to land that has been previously developed but is now underutilized or abandoned, often characterized by vacant commercial properties like shopping centers or strip malls. This land falls somewhere between brownfield and greenfield in its characteristics and planning considerations.
